Rental - guaranteed

A lot of new properties are sold with a guaranteed rental contract for the first few years. This can be an ideal way to get started but make sure the first 2 years rental that they guarantee isn't added to the price which makes it just a sales ploy to get you to buy. To be successfull you need some unique selling points for your property. Maybe free car use (you will probably buy a car for your own use and you can add the rental into the price). Find a local company to do airport pick up for your clients. Make a list of places to visit, nice restaurants, etc (leave in a book at the house) and tell clients you are always on hand to advise on what to do and where to go.

If you take a typical rental in a country with a warm climate 52 weeks a year year you have:

  • 1 - Xmas week
  • 2 - New year week
  • 3 - winter 1/2 term week
  • 5 - easter 2 weeks
  • 6 - spring 1/2 term week
  • 10 - all of july
  • 14 - all of august
  • 15 - 1/2 of sept
  • 16 - autumn 1/2 half term week
Here you can see 16 weeks it's easier to let simply because the children are on holidays. Remember if this was UK or Mainland Spain or Bulgaria etc you wont let a house in the winter months if its as cold as the UK. The rest of the year is harder mainly because not many parents will take their children on holiday in term time but there are still plenty of families where the kids are over 18 and other families where the kids are under school age. And lots of renters are selfemployed and not tied for holidays.

The last weeks to go will be january and november simply because in nov everybody is concentrating on Xmas and in january they are still suffering financially from Christmas. However the last 2 weeks in december and january and february are the months when holidays are planned. It amazes me that I have bookings nearly 2 years ahead. But you will always get the holidaymaker looking on the spur of the moment in a period when you are fully booked. So find more owners with similar properties to pass unused enquiries too and charge them 15% of the rental commission. In return offer to pay them if they get enquiries for their property when they are booked. Don't forget most villa owners are too shy to set this up. Once you have been renting for a while you will realise that if someone doest book with you in the week after their enquiry they have booked elsewhere. It is always worth chasing these people up to ask why they didnt book with you, sometimes what they didn't like can be changed. A simple ploy is to say you have had another enquiry for they week they asked about and wanted to know if they were going to book if so you will tell the new enquiry that the villa isn't available. I personnally call every renter by phone to chat about their stay and make friends with them at the same time selling my property.

PHOTOS

A picture paints a 1000 words. Remember to only take photos of your property on really sunny days with a blue sky above. Some parts of your property are nicer looking than others. Only photograph the best parts as we don't want to put the customers off. Also include pictures of the beaches and landscape and other attractions on your own website. With digital technology these days to put a video on your site is simple

Don't forget activity weeks at treble the price!

Booking Agencies

There are companies that can rent your property professionally and can offer a complete management service but this will cost on average 20% of your rental income just for the bookings. Maintenance is normally extra.
