Rental - start searching

Once you have decide what and where and you know your budget:

  • start searching in google for rental sites
  • search AAAA villa rental, AAAA being the area/town/county you decide to buy
  • Look at the rents they charge for a property similar to yours and the number of weeks rented (dont forget if you look in january they wont have many week as the booking season has only just started for this year)
  • ring some of the owners and make friends
  • ask:
    • how many weeks rental they get a year over all and how many from the site
    • how much their property has risen since they bought
    • do they have any other good sites they recommend
    • ask them if there are things they miss or regret or maybe would have done differently when buying
    • ask them who cleans and maintains their property(you will need someone soon)
    • ask them if you got them bookings for weeks you are booked would they pay you 15% of the rental you give them and of course you will do the same for them if they give you a weeks rental
    • Log all the site urls of their property and their contact details you will need them when you buy
Too many owners dont work as a team and waste hundreds of enquiries each year when they are booked.

Once you have been to at least 10 sites and and spoken to at least 10 owners you will know if the area is right for you. If you speak to people who dont have many bookings dont panic they are probably doing it wrong. If they have many weeks (25-30) they are doing it rightand might let you into a secret or 2 as to why they get more than the others.
